Multifunctional house in the centre of Brno inspired by New York architecture

New America, another of our exceptional projects — in vision, style and location. And we’re lucky enough to be there as the master planner to hold it all together. In the centre of Brno, on the corner of Nové Sady and Hybešova Streets, in close proximity to the historic Little America building, a mixed-use building will be built that will combine residential housing and commercial space. Its design will be close to New York architecture and it will become part of a wider transformation that will change the face of this part of Brno. 

The project works with motifs of industrial architecture and big city aesthetics inspired by New York. The complex is divided into four houses, each with its own character and architectural appearance. From a building with a distinctive silhouette reminiscent of a battlement, to a corner house with a more articulated façade, to a block with face masonry and steel details referring to industrial buildings. 

The ground floor facing Nové Sady, Hybešova and Malá Amerika streets will contain commercial spaces that will naturally relate to the adjacent surroundings. The apartments will be located on the upper floors and there will be 243 apartments in total — from 1‑bedroom apartments to luxury penthouses on the top floors. 

The residential roofs on blocks A3 and A4 are designed as intensive green terraces with space for relaxation and sauna. They will also serve as a communal outdoor facility for residents, complete with an outdoor kitchen with seating. The rooftop greenery will also contribute to improving the microclimate and rainwater management within the building. 

The house will include two underground floors for parking spaces, technical rooms, bike sheds and cellars.

The supporting system of the building consists of a reinforced concrete structure based on piles. The facades of the individual houses combine different colours and materials. Ventilation will be natural or by central air handling units with filtration and reheating of the incoming air. Selected flats will be supplemented with separate air conditioning units. The building is designed in energy-efficient standard with B classification, the investor aims to obtain BREEAM environmental certification.
